When you choose to work with a buyers agent to purchase a home, there are many considerations:
1.) Is the agent a full-time agent?
2.) Does the agent have a Supra key?
3.) Is your agent a memeber of the local MLS?

1) Is the agent a full time agent?
Why is this important - you want to have an agent that is available
not only to show you homes, you also want someone that can answer questions and followup on the process
when you need !
2) Does the agent have a supra key?
This is very much an unknown little item, many listings have an electronic lockbox called a "SUPRA" lock box. Only a realtor with an electronic supra key can get access. This is used a a high level security device for listings.
The problem is - some agents choose not to spend the miniscule amount of money to have the Supra Key. Many times when they need to showing a isting with a Supra lock box they may avoid the listing or tell a client is is not available. This is not an ethical practice!
We know this for a fact becasue agents have commented like this.
3) Is your agent a member of the Multiple Listing Service where you are looking to purchase?
This is important for many reasons - the agent should have detaailed info on the listing to better serve you, when you are considering an offer, the agent needs to look at comparables to properly advise you. If the agent does not have access to the Town considering, you may want to understand how you can best be served.
